Monday, Sept 9

Not expecting excavation to begin till Friday, we were rather surprised when we received word from George Lewis of C & L Excavation, this past Monday that he’d already started clearing the driveway and home site!  Apparently the job he had scheduled ahead of us was delayed because the correct permits hadn’t come in, so he went ahead and started on our place that morning.  WOOHOO…it has finally begun!!!!  Dave left work a little early and as soon as Max got home from school we hopped in the 4Runner and headed down to check out the progress. We were amazed at how much he’d already accomplished in a day….

Tuesday, Sept 10

Having only roughed in the drive and cabin site, George asked us to meet him on site Tuesday, to discuss which of the larger trees he should take down as he refined the clearing and what to do with the fallen timber and debris.  We want to keep the hardwood logs to use for various woodworking projects so he agreed to clean those up and leave them along the old road in front of the cabin site.  The rest, rather than hauling offsite, we decided would just go over on the other side of the property back near the ATV trail as this would save both time and money.

Sunday, Sept 15

By the weeks end, George had finished clearing the site, removed all the debris and had brought in 8 truck loads of crush and run gravel for the driveway.  Can I just say here that we LOVE George Lewis!  He has been such a pleasure to work with, has gone above and beyond what was expected and offered his advice and expertise in areas that we were unsure of.  The entire direction of the driveway and the idea to put in a cul-du-sac turning area down toward the entrance, were all his idea, keeping the view of the cabin private from the road, while making the steep grade as gradual as possible.  We can only hope that every contractor we deal with during this building process will be as wonderful to work with as he has been.

We also had word this week from Todd Hawkes, (the local contractor who’d been referred to us by our neighbors to lay our ATV trails) that he’d finally been back down this week to finish.  He had completed half the trail back in the spring, but due to the frequent rains we had this spring and summer, he hadn’t been able to finish till now. We were totally psyched to not only be able to check out our newly cleared land, but to test out our newly completed trails as well!!!!

George will finish up early next week and the foundation is scheduled to be put in next Friday.  Yep, things are pretty exciting around here…

one last hurrah before construction begins…

After months of talking about joining us at the lake, the Astroths and the Hunt/Barnums, finally found some free time in their busy social calendars and headed down with us Labor Day weekend for a little end of the summer fun…Steve Duval and his son, Ethan, were waiting for us when we arrived. We spent a full day kayaking, fishing, skeet shooting, riding ATV’s and dirt bikes.  I do believe a good time was had by all!

We’ve received our VDOT permit, WOOHOO!  Dave spoke with George this afternoon and gave him the go ahead….  clearing should start in two weeks!

after a rather slow couple of months, we’re ready to rock ‘n roll

The next steps:  Initial meetings to discuss excavation, foundation and electric

Drawings in hand, we drove down to the property last week to meet with the men who will be clearing our land, doing the excavation and putting in the Superior Walls foundation. Knowing that this isn’t going to be a typical building site, we had decided to meet with them at the same time on location to see what they would say about our chosen home site, as well as to discuss where would be the best place to put in the driveway.  Fortunately, they agreed that the home site we’ve chosen will work but, given that the property has quite a steep grade and is possibly resting on one giant piece of rock, there was much discussion as to how to go about the excavating and exactly how they were going to be able to bring in the proper equipment in order to get the job done right.  While we were discussing possible driveway entrance positions, someone asked if we’d applied for our VDOT entrance permit. To which we replied, “Our WHAT?!”  Apparently we need a permit from the Virginia Dept. of Transportation, approving our driveway entrance location before we can have a driveway put in, and we need a drive way before we proceed any further.  Really?  Why is it that no one had mentioned that rather important piece of information prior to that moment?!

In choosing an entrance location for the driveway, a couple of things needed to be considered.  Colemans Lake Rd curves slightly to the south, several hundred feet from where our property lies, creating a blind spot where it’s difficult to see oncoming traffic, and, as there has to be a certain line of site from the driveway entrance to the curve in order for VDOT to approve our location, we were warned that we may have issues getting our permit.  On the other hand, placing the entrance too far in the opposite direction, we create another possible problem. Given that the dam does tend to flood, during which time water comes up over Colemans Lake Rd, as well as along  the North edge of our property where it slopes down toward White Oak Creek, we want to avoid placing the entrance too far in that direction lest we end up not being able to have access to our entrance during the floods.  After much discussion, we agreed upon an entrance area that seemed most likely to avoid flooding issues while still being far enough from the curve to have good visibility and, hopefully, still be approved by VDOT.  Despite that little surprise and the possibility that it may slow down our progress a bit, we were still very happy with the results of our meeting and much impressed with the discussions and ideas that were put forth by all parties.  We  thoroughly enjoyed meeting George, Eric and Chris and look forward to working with them…once we get our entrance permit.

An hour over our expected meeting time, we left Colemans Lake and drove to our meeting at McCray Electric Co.  Our experience there was just as positive as with every other encounter thus far.  Everybody in the area seems to know at least one other person we’re working with or hunts/races/fishes with one of our neighbors, so is more than happy to work with us.  They all seemed genuinely excited at the prospect of working on a project that is a little less run of the mill and are more than willing to make suggestions in areas we are less certain about without seeming like they are trying to over sell us on anything.

After returning home I spent the rest of the afternoon trying to figure out what we needed for our entrance permit.  Finding nothing on the VDOT website, I put in a call to their office in Richmond explaining what I thought we needed.  Three transfers later, I reached the voicemail of Bruce Atwater (Transportation Permit & Subdivision Specialist Sr.), who I was told was the man I needed to talk to. Fortunately, he returned my call within minutes and was able to help me out.  I was happy to find that he knew exactly where our property is and, in fact, hunts with one of our neighbors. (Surprise.)  After emailing him a copy of our plat, he emailed back the necessary paperwork and told me that we should go ahead and place two 3′ stakes in the ground, marking the driveway entrance, and that someone would be down in a few days to take a look.  He recommended filling out the paperwork and emailing a copy back to him and also to Tommy Richards (Consultant Inspector Land Development- Southern Region) to look over before mailing them in.

We headed back down on Sunday, driving the hour down just to spend twenty minutes putting in our stakes and then turned around and drove the hour back home.  Once home, we filled the paperwork out, wrote out our checks for the permit and surety and popped them in the mail the following morning, wondering how long we would have to wait to hear anything.  Fortunately, we received an email Tuesday from Mr. Richards saying that our entrance spot was fine and that as soon as he receives the paperwork and checks, he’ll issue the permit.  Hooray! I forwarded the email to Dave, who immediately put in a call to George Lewis, to tell him the good news, and to let him know that we will want to start the clearing an excavation as soon as the permit comes in.  We also went ahead and wrote out the milling check payment and sent it off to Battle Creek Log Homes so that they would start milling our logs.

Things are starting to getting exciting around here!!!

at long last our final plans have arrived!

After much back and forth with the designer at Battle Creek Log Homes, we have settled upon a final plan for our cabin and received the drawings in the mail last week!  I’d like to put out a big thank you to my most excellent and very talented cousin, Nathan Cooprider, for his input!  Nathan happens to be an awesome architect (lucky for us!) and, after looking at our preliminary plans, he very graciously offered his advice.  The changes we made to the first and second floor plans were all a result of his suggestions. In addition to the two floors, we will have a full unfinished basement to use as a storage area.  We were recently informed that occasionally, when hurricanes blow through, the area has been known to flood high enough that our shed would be under water.  Not good!  With the addition of the unfinished basement, we’ll be able to store our ATV’s and dirt bikes on higher ground so that we don’t we lose them if such an event should occur.

We received a copy of the preliminary floor plans from Battle Creek Log Homes today!  Woo Hoo!  Now to review and make any changes we feel necessary.

trail happy

A major reason for purchasing a piece of land the size we had, was so that we would have plenty of room for riding ATVs and dirt bikes.  We now had the land, but it was completely wooded, so a trail would have to be cleared before we could make use of it. Dave was completely psyched when one of our neighbors put him in touch with a fellow who lived nearby that might be able to help us out.  He happened to own a John Deere 333D excavator with a Loftness Carbide Cutter attachment that will tear down trees and grind up anything in its way, creating an 8′ wide path as it moves along.  Though it looked like a lot of fun to use, Dave opted to have Todd do the job for us.  Dave had been down the weekend prior and marked the area for our trail and, having received word that it had been mostly cleared, we were anxious to drive down to the lake and check it out.  Todd had said he still had a bit of clearing left to do, but the trail was mostly complete.

Undaunted by the fact that it had been raining for days and days and knowing that the ground would most likely be a bit muddy, we headed down early Sunday morning with the hopes of doing a test run.  We also wanted to see how the new dock had faired with all the recent rain.  We were not surprised to find the water spilling over the dam as we drove up to the lake.

Happy to find that the dock had withstood the high waters, we turned our attention to what we had really come down to do.  We suited up and hopped on our vehicles.

We  crossed over Colemans Lake Rd and headed over to the other side of the property to see what we would find.  We drove directly into the entrance of the new trail without considering that we might want to check it out before bringing Max along on his dirt bike.  Probably not an awesome parenting decision.  The path was extremely slippery, very rough, and still had stumps protruding from the ground as well as broken branches hanging down from the trees above.  Max lasted about half way into woods before refusing to go any farther.  I had been following behind on my ATV keeping an eye on him and could see that he was having difficulty, so was somewhat relieved when he wanted to turn around and go back.  Dave, too, was happy enough to take his own dirt bike back and trade it in for the ATV.  We rode Max back to the truck where he happily sat playing on his iPad while Dave and I went back to check out the rest of the trail atop the much more stable ATVs.

We had much fun on the ATVs, but definitely need to wait till the trail is cleared completly before taking the dirt bikes back out!  Once we’d explored as much of the trail as we could, we headed in, cleaned off as much of the mud as possible and called it a day.

Having spent all Saturday and Sunday working on the new dock, we were looking forward to going back on Memorial Day to test it out.  So, Monday morning we loaded up the dogs, picked up Max’s BFF, Chris, and headed down to Ford for a day of fun at the lake.

The boys wasted no time and headed down to the dock….

Having tired of the lake, the boys put on their dry clothes and took out the ATV and dirt bikes…

Time for lunch so we headed up to Waffles Ridge….

After a full day we packed everything back into the shed and headed home.  I do believe a good time was had by all!

no dock? no problem, we can fix that

One thing I’ve learned through the years, living with Dave “Just-Frame-It-Up” King, is that much can be accomplished on one’s own with the right amount of research and planning, the right tools and materials, as long as you break it down into simple steps.  The successful building of our dock on Memorial Day weekend was just one more example that has reenforced that lesson.

Day one:

We drove down Saturday morning, feeling pumped and ready to get to work, thankful that the weather was supposed to be warm and sunny all weekend. We stopped in Petersburg to pick up supplies at one of our most favorite stores- The Home Depot.  I remember as a kid being dragged into Hechinger’s, which was my dad’s favorite home improvement store, and thinking there could be no place worse on earth to be.  Unless, of course, it was the fabric store with my mom, but I digress.  I find it ironic, now, that I can spend hours perusing the isles of Home Depot, thinking of all the projects that we may want to undertake, much like my dad did back in the day. (And yes, I do the same thing when I go to the fabric store these days.)

After loading the lumber into our van, we continued on down to Colemans Lake.  We were a little bummed that the sky began to cloud up as we approached the lake, but no worries, we have learned that it is always breezy at the lake so had packed extra layers just in case it was a little chilly.  And thank goodness, because, sure enough, when we pulled onto the property, it was completely overcast and a bit chilly.  Knowing some of us were going to get wet, we were hoping for warmer temperatures, but we would continue on with our project even so.

We unpacked the van and operation build-the-dock began.

Once the frame was built, we walked it over to the lake.  The next step was to put 2 x 4s out into the water, to act as temporary supports for the frame, until we could get the posts in place.

Next, we took a ladder out into the lake so that Dave could use it to stand on while he drove the posts into the lake floor using a sledge hammer.

Corner posts in place, we were able to get out of the chilly water and work from dry land.  Wouldn’t you know, at this point the clouds pushed off and sun finally made it’s way to where we were working.

We decided this was a good stopping place, so we packed the remaining supplies and tools into the shed, with plans to return the following morning and pick up where we left off.  We were very pleased at the progress we’d made and extremely happy that it had all gone smoothly and according to plan!

Day 2:

After picking up more lumber at Home Depot, we returned Sunday morning to finish what we had started the previous day.  We were happy to see that the dock frame was still standing when we arrived back at the lake. The plan for the day was to use the chainsaw to remove the top of the posts, making them level with the frame, in order to be able to lay down the floor boards.  We also wanted to attach cross beams under the deck frame to create more stability and then, after placing the floor boards, stain the dock.  Though still a bit breezy, the sun was shinning brightly so it was a perfect day to be working outside.

After the last post was topped off, Dave and Max carried the floor boards down to the lake and began attaching them to the dock frame.

After construction was complete, we stained the dock so it would be ready for us to put it to use on Memorial Day.

We wrapped everything up at that point and headed for home, looking forward to returning the next day to make good use of our newly constructed dock!
